Before any construction takes place nearby your home, it is crucial to assess the existing condition of your property in order to determine whether nearby construction has made a structural impact. Dilapidation reports are a document prepared by certified engineers that assess the current and future condition of your property. Local councils and third parties involved during the construction process often require this report to be carried out before the commencement of constructions works.
How does it work?
Firstly, before any foundation construction works take place - a report is prepared noting the existing cracks and defects of the relevant property by a certified engineer.
Secondly, after construction is complete, another report is prepared noting any additional debris, cracks or defects and a course of action to repair is established.
Both the property owner and builder/developer sign off.
